Project Overview
Located just 700 meters from Little Bay Beach, this multi-storey luxury apartment development offers uninterrupted ocean views. The building is constructed with CSR Hebel panels over a reinforced concrete floor slab, featuring a cement render and a Dulux Acrashield finish to its façade. Unfortunately, a lack of waterproofing on the flat concrete roof led to significant water ingress. This caused damage to the Hebel panels and led to the delamination of the render on the upper two levels and several other sections of the façade.
To address these issues, the residents identified the need for a specialist remediation service and turned to Anchor Safe Rope Access. The strata committee chose Anchor Safe Rope Access based on our outstanding reputation within the local community and industry, bolstered by positive recommendations from other strata complexes in the Prince Henry area. In addition, Anchor Safe Rope Access’s status as a member of Master Painters Australia and our recognition as a Project of the Year award winner reinforced our suitability for the task.
Services
Before submitting a formal quote, Anchor Safe Rope Access took proactive steps to ensure a thorough understanding of the project’s needs. Our experienced rope access team conducted a detailed photographic façade inspection, which provided a comprehensive assessment of the damage and the exact scope of the required remediation works. Multiple meetings were held with the committee members and residents to engage them in the process. This collaboration ensured the full scope of work and specifications were clear and agreed upon.
Remedial Works
The extent of the damage necessitated extensive remedial work. The project included:
- The removal and replacement of over 875 square meters of delaminated render
- The replacement of 1,042 lineal meters of expansion joints
- Sealing of window and door frames and the areas under the balustrade post covers to create a watertight substrate
Once these crucial repairs were completed, the façade was thoroughly cleaned and prepared for its final coating.
Final Coating
Following the remedial works, the façade was coated with Dulux Acratex AcraSkin in strict accordance with the manufacturer’s specifications. This high-quality finish not only restored the aesthetic appeal of the building but also ensured its long-term protection against the elements.
Anchor Safe demonstrated an exemplary level of project management throughout the process. The Operations Manager visited the site three to four times per week, maintaining regular communication with both the committee and the onsite supervisor. Safety Toolbox Meetings were held to ensure the well-being of all personnel, and regular updates were provided to keep everyone informed of progress and address any concerns.
Results
The completed project not only addressed the building’s structural concerns but also enhanced its overall appearance, effectively preserving its value and contributing to the property’s long-term integrity. The committee and residents expressed their satisfaction with the results, which met all expectations and helped restore the building to near-new condition. Anchor Safe is committed to maintaining a clean and environmentally responsible site, with all waste regularly removed and empty containers were recycled. Maintaining our dedication to the safety of our team, residents and the gerneral public, the project achieved a perfect safety record with zero incidents.
The project was nominated as a finalist for the Exceptional High Preparatory Works & Texture Coatings categories in the 2023 Master Painters Association Awards for Excellence, further underscoring the quality of work and the professionalism demonstrated throughout the remediation and coating process.
