Project Overview

Recognised as the first steel-reinforced concrete structure in Melbourne, 18 Oliver Lane’s façade had deteriorated over time, presenting safety concerns and compliance risks.  The five-level heritage exterior required extensive concrete remediation and restoration to preserve its aesthetic appeal, longevity and value. The Anchor Safe Rope Access team collaborated with Astra Building Services to expertly repair the façade and renew its aesthetic. Through meticulous craftsmanship and strict adherence to safety and environmental standards, Anchor Safe Rope Access delivered a high-quality outcome that enhances both the functionality and appearance of 18 Oliver Lane.

Services

Situated in a busy Melbourne laneway, traditional access methods like scaffolding were impractical and costly. Our specialized rope access techniques allowed us to execute efficient and non-disruptive façade remediation, ensuring safety for pedestrians and minimal business interruptions.

Our skilled rope access team meticulously removed all loose and delaminating cement render from the facade and prepared for remedial works. During the render removal process, we identified a number of additional remedial issues. With swift approval from the contractor, we addressed these concerns promptly, ensuring a thorough and long-lasting restoration.

With the delaminating render removed and remedial issues addressed, our expert team set about treating and priming any exposed reo bar with Dulux Cold Galv Primer. Multiple layers of Emer-Patch Repair 40 were then applied where the original render was damaged, deteriorated, or removed. Finally, any remaining defects and cracks were filled to achieve a smooth, durable result and external window frames were thoroughly cleaned,  prepped and repainted.

In line with our commitment to safety and environmental responsibility, protective hoarding was installed to safeguard pedestrians, drainage was secured to prevent contamination, and all waste materials were responsibly sorted and disposed of in accordance with EPA regulations. Additionally, we partnered with Paintback to ensure the ethical disposal of excess paint and packaging, diverting waste from landfills and waterways.

Results

With the completion of these works, 18 Oliver Lane now boasts a revitalised façade with expertly restored render, reinforced structural integrity, and freshly repainted window frames that enhance its overall appearance. The building is now not only visually refreshed but also better protected against future deterioration. Additionally, the project was completed with minimal disruption, ensuring a safe and environmentally responsible outcome.
