Opalia Apartments Little Bay

Project Overview

Opalia Apartments, a prestigious multi-storey luxury development located just 700 meters from the ocean in Little Bay, NSW, faced significant water ingress issues. The exposure to marine conditions, coupled with a lack of waterproofing on the flat concrete roof, resulted in extensive damage to the building’s facade. The building’s exterior was compromised by delaminating render, damaged expansion joints, and deteriorated window and door seals, allowing water to penetrate and threaten the structural integrity of the building.

Recognising the complexity of the project, Anchor Safe Rope Access was engaged to carry out a comprehensive facade renovation. Our award-winning rope access team overcame significant access challenges to restore the building’s facade. The project was recognised at the Master Painters Awards, where Anchor Safe Rope Access won the Difficult Access Residential (Multi-Unit) and Exceptional High Preparatory Works Residential categories for the excellence of the preparatory work and its successful use of rope access techniques in a difficult and demanding environment.

Services

Anchor Safe conducted a detailed audit of the facade, identifying issues such as delaminating render, compromised expansion joints, and corroded sun shades. Using non-destructive testing, our team created a comprehensive report to guide remedial works. Key services included:

  • Roof Waterproofing: Addressing water ingress with a high-performance waterproofing system.
  • Facade Repairs: Replacing delaminating render, sealing windows and balustrades, and repairing expansion joints.
  • Metal Sun Shades: Removing corroded balcony sun shades, rehabilitating window sun shades, and replacing brackets.
  • Facade Coating: Applying Dulux Acratex AcraSkin coating for enhanced durability and aesthetics.

Advanced rope access techniques ensured safety throughout the project, with zero incidents reported. Sustainability was prioritised by responsibly recycling all site containers.
